Design A Minimal Rustic Property
This year I rented out my first furnished rental for passive income. Here is how I created the Nordic design to create a high level of design for less and increase monthly profit. I have also linked products that I actually own!!!
1. Living Room
Furniture
Sofa: Look for a light-colored sofa in beige, grey, or white with clean, straight lines. I do also like amber or weathered amber sofas. Splurging on a comfortable couch and mattresses are the most important upfront costs. Examples:
POLY & BARK Napa couch. I prefer couches with soft arm rests and/or a place to lay down. Paying a larger upfront cost is often worth it for durability.
A foldable futon with a simple wood frame.
Coffee Table: Choose a light wood table or one with a mix of wood and white. Examples:
Round mid-century style tables or Rustic wood and metal coffee tables. Here is the link to the actual table I own. I get a ton of compliments on this table. It’s also more affordable than when I bought it!
Nesting tables for flexibility.
Decor & Layout
Rug: A neutral area rug with a simple pattern (like stripes or geometric lines) anchors the space. Example: Ruggable (washable options). Again, a larger upfront cost, however, the fact that it is washable is a life saver!
Throw Pillows & Blankets: Add texture with a mix of knit, linen, and faux fur pillows in muted tones.
Wall Decor: Hang abstract prints or nature-inspired art using Command strips. Try sets of 3 for symmetry. I personally like to buy affordable frames on amazon and art from Society 6.
Lighting: Use a tripod floor lamp with a fabric shade for soft, warm light.
2. Bedroom
Furniture
Bed Frame: Opt for a simple platform bed in wood or white. Here is an affordable link from my property.
Nightstands: Look for floating shelves or compact wood side tables with clean designs.
Decor & Layout
Bedding: Use crisp white sheets with a cozy duvet. Add a throw blanket in wool or faux fur at the foot of the bed.
Lighting: Place small bedside lamps with warm-toned bulbs. Add fairy lights above the headboard for ambiance.
Storage: Use woven storage baskets under the bed for organization.
3. Kitchen/Dining Area
Furniture
Dining Table: A compact wooden table with simple, tapered legs works well. Example: Rustic Farmhouse or a table with a bench such as IDEALHOUSE.
Chairs: Light wood or white chairs with a minimalist silhouette.
Decor & Layout
Peel-and-Stick Backsplash: Use white subway tile or herringbone patterns to brighten up the space.
Open Shelving: Install renter-friendly shelves to display neutral dinnerware or small potted plants.
Table Decor: Keep it simple with a linen table runner and a vase of fresh greenery.
4. Bathroom
Decor
Shower Curtain: Choose a white or light grey fabric curtain with subtle patterns.
Accessories: Use bamboo or white ceramic soap dispensers, toothbrush holders, and storage jars.
Flooring: Add a textured cotton bath mat in neutral tones.
Hooks: Stick-on towel hooks in matte black or brushed metal for a sleek look.
5. Entryway
Furniture
Bench: A slim wood or white bench with built-in storage for shoes.
Coat Rack: Use a wall-mounted or freestanding rack with clean, Scandinavian lines.
Decor & Layout
Rug: A simple woven runner in beige or grey.
Mirror: Add a round mirror above the bench for functionality and light reflection.
Basket: Place a wicker basket for gloves, hats, or other grab-and-go items.
6. General Additions
Plants
Low Maintenance Options: Try snake plants, pothos, or peace lilies.
Pots: Use neutral-toned ceramic pots or woven baskets.
Lighting Upgrades
Renter-Friendly Fixtures: Swap overhead lights with plug-in pendant lights for a Nordic touch.
String Lights: Hang string lights in living or bedroom areas for a cozy glow.
Peel-and-Stick Solutions
Floor Decals: Add subtle patterns to dated kitchen or bathroom floors.
Wallpaper: Use light wood grain or geometric peel-and-stick wallpaper for an accent wall.
